Seven Hills has been designed with the end user in mind and each office suite benefits from excellent natural light and high quality light fittings and LED mood lighting. Each office benefits from modern gas central heating with individual temperature controls and all second floor accommodation features remote control air conditioning.

Technology & Connectivity

We know how important Internet access is to all businesses and that’s why we have spared no expense in fitting the latest networking technology. Each office has ample power and data connections to high speed, fibre broadband suitable for even the most demanding of users. Technical support is provided on site to ensure continuity of service and assist you with technical queries such as wireless access, network storage / backup and static IP services. Internet access is provided free of charge with no data or usage restrictions.

We are also able to offer phone packages (at additional cost) over our IP based telephony system. Our competitively priced CISCO telephony packages include modern handsets with advanced features to satisfy even the most demanding users. Service options include: voicemail, direct dial lines, geographical and non-geographical numbers, call forwarding and call handling.

Meeting Rooms

Seven Hills has two meeting rooms located on the first and second floors. Each meeting room has a round table and four chairs. The meeting rooms are provided free of charge to all tenants subject to advanced booking and fair usage policy.

Security

Access to Seven Hills Business Centre is by digital access fob at the main door and secondary door to each floor. Each suite is connected via intercom to the main entrance with the functionality to allow guests access to the building. The main door, entrance hallway and car park are protected by 24 hour recorded CCTV which can be remotely accessed by all tenants from anywhere in the world. The main door is locked at 7pm to ensure that the building is secure but all tenants can access the building at any time of day or night, subject to a fair use policy.

Kitchen & Toilet Facilities

Each floor of Seven Hills has it’s own toilet and kitchen facilities. Each kitchen is fitted with microwave, fridge, kettle and toaster for your use and each office is assigned it’s own lockable storage cupboard.

Our cleaner checks the facilities each day to ensure that all communal space remains clean and tidy.

Cleaning

All communal areas are thoroughly cleaned on a weekly basis and office cleaning can be arranged at additional cost.

What’s Included and Lease Terms

What’s Included

All of our smaller suites at Seven Hills Business centre are offered on an ‘all bills included’ basis. Our headline rate is the price that you will pay and includes all of the following items at no additional cost:

  • Office rent
  • All utility bills (gas, electric and water)
  • Fibre broadband
  • Communal area cleaning
  • Communal area maintenance
  • Window cleaning
  • Use of the building’s two meeting rooms
  • Use of the communal kitchen and facilities
  • Remote access CCTV
  • 24 hour building access

Optional Extras

The following services are not included within the rental package but are available at additional cost:

  • Secure parking to the rear of Seven Hills. Permits to park are available for £12 per week. Please note that there is ample free on street parking available outside of the main entrance.
  • Competitively priced telephone packages (please call for details of latest offers)
  • Advanced networking features such as static IP addresses.
  • Competitively priced office cleaning

Lease Terms

Prices quoted are based on a standard six-month lease with the option to renew or vacate at the end of the term. Discounts may be available for those wishing to sign longer lease agreements. Our standard lease is presented in a concise, jargon free document, which is available to view on request.

Standard terms require a deposit of two months rent to be held by the landlord for the duration of the tenancy. This is returned following satisfactory handover of the suite at the end of the term. Rent is payable monthly in advance.

Please note that business rates are the responsibility of the occupant. Currently all of our available office space falls within the 100% small business rate relief. It is the responsibility of the tenant to ensure that they meet the criteria necessary to claim this exemption.

Our Location

Seven Hills Business Centre is very conveniently situated less than five minutes walk from all the amenities of Morley town centre and is only five minutes drive from the White Rose Shopping centre. Seven Hills is only five minutes drive from J28 of the M62 and J1 of the M621. Leeds city centre is approximately ten minutes drive. Morley train station is 20 minutes walk with a regular service to the city centre.
